What Has Us Concerned
However, the request to increase density and height along East 2nd — right in front of the Morrison development — is deeply concerning.The existing RM-4 zoning, which allows for up to 4 storeys, was a critical part of the original plan. It provides a balance between urban livability, growth, and character. Allowing 6 storeys in this corridor would significantly disrupt that balance — and change the landscape for existing homeowners who trusted the original plan.The Impacts Are Real:
➡ View corridors could be lost for those who purchased homes with expectations based on the approved zoning.➡ Neighbourhood consistency would be compromised by a sudden jump in scale and massing
➡ Community trust may be eroded if the City moves forward with changes that undermine the spirit of the Moodyville Community Plan
Additionally, while increased density near the grain elevators and the south side of East 1st may be reasonable, it needs to be approached with care. The proposal for 14–17 storey towers raises valid concerns about traffic, infrastructure capacity, and shadowing.
We’re encouraging neighbours, stakeholders, and city leaders to stay true to the community-built plan. Specifically, we’re asking the City to:
✅ Maintain RM-4 zoning on East 2nd Street
✅ Respect the intent and integrity of the existing Moodyville Community Plan
✅ Ensure any additional density is considered thoughtfully, in the right locations
